The Singapore Land Authority (SLA) has just awarded a total of 40,135 sqm consisting of 11 building blocks at Tanglin Village. The two sites at 25 Dempsey Road and 8 Dempsey Hill, were awarded to Country City Investment Pte Ltd. Each of the tenancies is over an initial term of three years and renewable on terms up to 2015.

SLA received an overwhelming nine bids for the former Civil Service Club, consisting of four blocks at Dempsey Road, ranging from $38,000 to $93,889, on a total site area of about 16,300 square metres. Country City Investment Pte Ltd impressed SLA with their plan for a proposed food & beverage establishment, fine dining restaurants as well as recreational and retail outlets in Tanglin Village. The new development is expected to be operational in the later half of this year.

3. This site’s tender award comes with another piece of good news on the side for fans of a very popular Indian food haunt. Samy’s Curry Restaurant Pte Ltd, currently located at Block 25 Dempsey Road, has signed a new sub-tenancy agreement with Country City Investment Pte Ltd, and will continue to stay on as a sub-tenant. When the Civil Service Club moved out of Tanglin Village last year, Samy’s Curry Restaurant Pte Ltd had remained on site on a Temporary Occupation Licence (TOL) issued by SLA. In addition to Samy’s Curry, there will be other new F&B outlets.

Mr Nicholas Ng, General Manager, Country City Investment Pte Ltd said: “We are aware that Samy’s Curry Restaurant has a loyal following of customers and through the help of SLA, have been in talks with its director to work out an arrangement such that they can remain on site as our sub-tenant. In addition, we have also tied up with a diverse range of strategic business partners for joint ventures in three clusters which have been awarded to us by SLA. In terms of tenants, we have been very selective, based on factors such as concept and business proposal. Ultimately, we hope that with the F&B establishments and fine dining restaurants will be a new lifestyle destination that will attract locals, expatriates and travellers alike.”

5. Besides the former Civil Service Club, SLA has also awarded Country City Investment Pte Ltd Blocks 8, 8D, 9, 9A, 9B, 10 & 11 Dempsey Road where there are plans to open F&B establishments, fine dining restaurants, recreation and retail outlets.

SLA’s Acting Land Asset Business Director, Mr Simon Ong said, “Since last year’s curtain-raiser on Tanglin Village, we are pleased that it has attracted several customer segments to enjoy this part of the urban sanctuary which SLA and its tenants are building together. With the award of another two sites in Tanglin Village, we have moved Tanglin Village to another phase of development, and closer to fulfilling about 60 per cent of its occupancy as an integrated enclave of lifestyle, education and arts interests. SLA will remain committed to further improving the surrounding infrastructure of Tanglin Village.”

7. The Singapore Land Authority has made significant improvements in the approximately 40 ha Tanglin Village in the past three few years. The Village was organised into three clusters – Dempsey, Minden and Loewen. In addition to landscaped plazas with visitor information, entrance and building markers and improved directional signage, two landscaped plazas located in the Dempsey and Minden clusters were built to serve as information points and future event spaces (see background fact sheet about Tanglin Village).

8. In August this year, another property will be put up for public tender at 45 Minden Road. For a renewable tenure up to 2017, the approved uses are Restaurants/F&B/Cafe, Arts/Dance/Drama Studio, Childcare/Student Care/Kindergarten. Fact Sheet on Tanglin Village

Tanglin Village, better known as Tanglin Barracks, was renamed by the Singapore Land Authority (SLA) last year. Tanglin Village’s history dates back to its days as a plantation after which it was used as an army camp. Today, it has evolved into an enclave of lifestyle, education and arts interests.

Tanglin Village has been organized into three clusters, named for the main arterial roads. They are the Dempsey cluster, the Minden cluster and the Loewen cluster. SLA had initiated several improvements to the approximately 40 ha site, in an effort to enhance the visitors’ experience to Tanglin Village. These include landscaped plazas with visitor information, entrance and building markers and improved directional signage. Last year, two landscaped plazas were built to serve as information points and future event spaces. The two plazas, each carrying a village map, a tenants’ directory and a history storyboard, are located in the Dempsey and Minden clusters. At present, over 30 businesses and organizations call Tanglin Village home.

We are proud to have PS Café amongst the first generation movers. It opened in December of 2005 and has proven to be a favorite haunt for celebrities. In 2006, two more alfresco dining concepts were opened, namely Hacienda and Oosh. Other notable establishments include the Wine Company and the Wine Network.

Blocks 75E, 75G & 81 Loewen Road, with a GFA of 834 square metres on a site area of 4,602 square metres, was awarded to K.T. Soh Construction Pte Ltd in Apr 2006. The area has been named “Loewen Gardens” and plans are to create the place as a Home, Family & Lifestyle Hub.

Background of Country City Investment Pte Ltd

Country City Investment Pte Ltd is a homegrown company with proven track record in the construction industry. The company was awarded Blocks 8, 8D, 9, 9A, 9B, 10 & 11 Dempsey Road, with a GFA of 10,029 square metres on a site area of 23,838 square metres.
